1. About Us

These Terms and Conditions (“Terms”) apply to the website and services operated by:

We provide an online platform for caravans and holiday homes, enabling Sellers to publish Listings and Buyers to browse and submit enquiries.

Privacy and Cookies. Your use of the Website is also governed by our Privacy Policy and Cookie Policy, which are integral to these Terms. Please review them thoroughly.

2. Definitions

In these Terms:

Buyer / Enquirer means a person who browses Listings and/or submits an enquiry.
Seller / Advertiser means a person who lists a caravan or holiday home for sale (e.g. via “Add your caravan” or a private sale listing).
Listing means an advertisement for a caravan, lodge, holiday home or other property published on the Website.
Content means all text, photos, videos, data and other materials uploaded or submitted to the Website.
Listing plan means any paid or free option that allows a Seller to publish or promote a Listing (e.g. private sale listing plans with duration and fee).

3. Acceptance of these Terms

By using the Website (including browsing Listings, submitting an enquiry, creating an account, or purchasing or using a listing plan), you confirm that you have read, understood, and agree to be bound by these Terms.

If you do not agree, you must stop using the Website.

4. Who can use the Website

You must be at least 16 years old to use the Website.

If you use the Website on behalf of a company or another person, you confirm you have authority to bind them to these Terms.

5. Our services and role

5.1 What we do

We provide:

tools for Sellers to create and manage Listings;
a browsing experience for Buyers (e.g. caravans for sale, private sales, parks map);
enquiry functionality to connect Buyers with Sellers (and, where applicable, with the park);
optional listing plans or promotional features (where offered); and
secure portals for Customers (e.g. to track progress on referrals, view leads on their listings), Buyers (e.g. to purchase caravans, download invoices, track orders), Transporters (e.g. to view jobs, upload invoices), and Associates (e.g. to track progress on referrals). Use of each portal may be subject to additional terms or account requirements.

5.2 What we do not do

We do not:

act as an estate agent, broker, intermediary, or party to any sale;
inspect caravans, lodges or properties or verify Listing claims as standard;
guarantee that any Listing will generate enquiries or sales; or
collect caravan/lodge/property purchase payments from Buyers (any payment for a listing plan or similar is separate from any sale between Buyer and Seller).

6. Buyer use of the Website

6.1 Enquiries

When you submit an enquiry:

your enquiry details are delivered to the Seller and/or the park (where applicable) for the Listing you contacted; and
you authorise the Seller and/or park to contact you using the details you submitted.

6.2 Buyer obligations

You must not:

submit false or misleading enquiries;
use Seller or third-party details for spam, harassment, or unrelated marketing; or
attempt to scrape, harvest, or collect user data (including contact details) from the Website.

6.3 Buyer offers and commitment

Where a Buyer offers an amount on a caravan, lodge or other property, the Buyer is obliged to pay the amount offered. There will be no negotiations. If a Buyer pulls out of the sale, the Buyer will be removed from the portal.

7. Seller accounts and responsibilities

7.1 Account creation

Where Sellers use an account (e.g. customer or seller account), you must provide accurate and current details and keep your credentials secure. You are responsible for all activity on your account.

7.2 Listing standards

Sellers must ensure that:

all Listing information is accurate, current, and not misleading;
you have the right to advertise the caravan/lodge/property (and provide proof if requested);
photos, videos and other Content are owned by you or properly licensed for use; and
your Listing complies with applicable UK law, advertising standards, and any relevant park or site rules.

7.3 Seller and park handling of Buyer data

Where a Seller or park receives Buyer enquiry data, they must handle that information responsibly and only for genuine sale-related communications, in accordance with applicable data protection laws.

8. Listing plans, payments and billing

Where we offer paid listing plans (e.g. for private sale listings):

plan features, duration and fees are as described on the Website at the time of purchase;
payments are processed via our chosen payment provider(s). By purchasing a plan you authorise the applicable payment and any recurring collection where the plan is recurring;
we may not publish a Listing (or may suspend visibility) until payment is successfully received and confirmed;
if a payment fails or an amount remains outstanding, we may suspend the listing and/or restrict access until the matter is resolved;
cancellation and refunds are as stated on the Website or on request; unless required by law or otherwise stated, fees paid are typically non-refundable, and cancellation stops future billing rather than refunding amounts already paid.

9. Referral program

We offer a referral program. If a customer is found to abuse the system in any way, they will be removed from our system.

10. Listing removal, suspension and moderation

We may remove, reject, edit, or suspend a Listing (and/or restrict account access) where we reasonably believe:

the Listing is misleading, unlawful, or fraudulent;
the Listing breaches these Terms or applicable law;
there is a valid complaint, legal request, or regulatory requirement;
payment has failed or a plan is not active; or
continued publication creates risk to users, the platform, or our reputation.

We may take these actions with or without notice where appropriate.

11. Intellectual property and Seller content licence

11.1 Our IP

All Website design, branding, layout, software and content created by us is owned by or licensed to us. You must not copy, scrape, reverse engineer, or republish any part of the Website except as permitted by law.

11.2 Seller content licence

Sellers retain ownership of their Content, but grant us a worldwide, non-exclusive, royalty-free licence to host, use, reproduce, display, distribute and adapt Listing Content solely to operate, promote and distribute the Listing (including via any partner or distribution channels we may use from time to time).

12. Acceptable use

You must not:

use the Website for unlawful purposes;
upload malware, attempt to hack, or bypass security controls;
scrape or automate access to the Website without permission;
harass, abuse, defame, or discriminate against others;
use the Website to mislead, impersonate or commit fraud; or
create numerous email addresses or telephone numbers to abuse the system (e.g. to circumvent restrictions, abuse the referral program, or gain unfair advantage).

13. Disclaimers

The Website and Listings are provided on an “as is” and “as available” basis.

To the maximum extent permitted by law:

we make no warranties that the Website will be uninterrupted, secure, or error-free; and
we do not warrant the accuracy of any Listing, as Listings are provided by Sellers.

Buyers should verify all Listing details independently before making decisions.

14. Limitation of liability

Nothing in these Terms limits or excludes liability that cannot be limited or excluded by law, including liability for:

death or personal injury caused by negligence;
fraud or fraudulent misrepresentation.

Subject to the above, to the maximum extent permitted by law:

we are not liable for any loss arising from any Buyer–Seller transaction or communications;
we are not liable for indirect or consequential loss (including loss of profit, revenue, business, goodwill, or data); and
our total liability for claims relating to the Website or services will not exceed the total fees paid to us by the relevant user in the 12 months immediately preceding the event giving rise to the claim (and £0 for users who have paid no fees), except where the law requires otherwise.

15. Indemnity (Seller)

Sellers agree to indemnify and hold us harmless from and against claims, losses, damages, liabilities and reasonable costs arising from:

any Listing Content submitted by the Seller;
any breach of these Terms by the Seller; or
any unlawful, misleading, or infringing Listing (including intellectual property claims).

16. Data protection

Our Privacy Policy explains how we process personal data. In summary:

we process platform data as controller for Website operations; and
Sellers and parks (where they receive enquiry data) may separately act as controllers for Buyer enquiry data they receive and must comply with data protection laws.

Our Cookie Policy explains our use of cookies and similar technologies and how to manage your preferences.

17. Changes to the Website and these Terms

We may update the Website, services, and these Terms from time to time. Updates will be posted on the Website with an updated “Last updated” date. Continued use after changes means you accept the updated Terms.

18. General legal terms

Severability: If any provision is found invalid, the remainder will continue in force.
No waiver: Failure to enforce any provision is not a waiver.
Assignment: We may assign our rights/obligations under these Terms; users may not without our written consent.
Third party rights: No third party has rights under these Terms under the Contracts (Rights of Third Parties) Act 1999.

19. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales, and the courts of England and Wales will have exclusive jurisdiction, except where mandatory consumer laws provide otherwise.
